What you are really paying for
A clearance price is built from three things: the crew hours needed to carry everything out, the volume that goes on the van, and the tipping fees charged by licensed waste transfer stations by weight. A three-bedroom terrace packed to the ceiling can cost more than a four-bedroom semi that is half empty, because the van goes back and forth.
