Commercial cleaning and clearance guidance for West Midlands businesses

Facilities managers, landlords and letting agents deal with different pressures to households: lease deadlines, insurance conditions, duty of care paperwork and keeping a site trading while it is cleared. These are the points that come up most often on commercial jobs.

  • Waste transfer notes are not optional on a commercial site. Ask for one on every collection and keep it for two years — it is what proves you met your duty of care if waste is later fly-tipped.
  • Out-of-hours clearances usually work out cheaper overall on retail and office sites, because the crew is not working around staff, stock or customers.
  • Book the clean straight after the clearance, not a week later. Dust settles, floors get marked again and you end up paying twice.
  • For warehouse and industrial units, racking, pallets and scrap metal often have resale value that can be offset against the clearance price.
  • Lease exits are judged on the schedule of condition, so photograph the unit before and after: it settles most dilapidations disputes quickly.

Clearance and rubbish removal questions, answered

How much does a house clearance cost in Birmingham?
